The Old Print Works

Because of its tucked-away position, the house needed to look inward. Removing the former rear lean-to created a private courtyard garden at the centre of the site, bringing natural light, greenery and openness into the heart of the building. The courtyard is revealed immediately on arrival, with the staircase framing views towards the garden. Large areas of glazing then connect the kitchen, dining and living spaces directly with the outside, creating a strong relationship between the interior and courtyard. The existing building form was also used to create valuable additional spaces, including a cinema room, home study and dressing area within the principal bedroom suite. A cut-out balcony provides a private outdoor space at first-floor level.

In the kitchen, a former garage opening that had previously been bricked up was reopened and transformed into full-height glazing, creating a dramatic double-height space and drawing daylight deep into the plan. Upstairs, vaulted ceilings and large rooflights enhance the sense of space within the bedrooms, while carefully positioned slot windows along the landing provide framed views into the courtyard below.

Throughout the project, the design balances large open volumes with more intimate spaces, creating a home that feels both dramatic and comfortable. The completed commercial building conversion demonstrates how a difficult and overlooked structure can be carefully adapted rather than replaced. What was once an unassuming print shop has been transformed into a characterful contemporary home — an architectural gem hidden away in the heart of Topsham.
