New Space, Same Character
The brief at Victoria Road was deceptively simple: create significantly more space without losing the character that made the original house so appealing. New Space was appointed to remodel the existing home and design a new two-storey extension, providing an additional bedroom and ensuite at first-floor level and transforming the ground floor into a generous open-plan kitchen and dining space. Rather than treating the extension as a separate contemporary addition, the design was carefully developed to sit comfortably alongside the existing house, using proportion, materials and detailing to create a finished home that feels coherent rather than added-on.
Existing Dining Room
Completed Kitchen Diner
At ground-floor level, a series of small and disconnected rooms were reorganised to create a much more sociable heart to the home. The new kitchen and dining space combines traditional cabinetry, warm timber and carefully selected finishes with large areas of glazing that connect directly to the garden. The result is open-plan living without losing the warmth and sense of character associated with the original property.
The new rear elevation was deliberately restrained. Render, brick detailing, window proportions and roof forms were designed to relate closely to the existing building, while the large green-framed doors introduce a more contemporary element and bring far more daylight into the interior. The extension increases the scale and usability of the house without overpowering it.
At first-floor level, the additional accommodation allowed the home to gain an extra bedroom and ensuite while improving the overall internal arrangement. The remodel was considered as a whole rather than simply adding rooms, ensuring that circulation, storage and the relationship between spaces all worked more effectively.
Victoria Road demonstrates that extending a characterful home does not need to mean choosing between old and new. With careful proportion, material choices and attention to detail, the new work can feel completely at home alongside the original building while allowing it to support a very different way of living.
